  • The Mountain Fork Resort is 1.2 miles south of the highway 70 bridge over the river. You turn right on Craig Rd., left on Box Turtle Rd., right on Black Snake Rd., and left on Red Arrow Rd. till you reach the gate. If you are interested in a tour reach out through the website for the gate code.

  • Broken Bow: 10 minutes

    Hochatown: 20 minutes

    State Park: 20 minutes

    National Forrest: 10 minutes

    Mountain Fork Park Kayak Drop-in: 13 minutes

  • No mobile homes. Only one home per lot. No metal buildings.

  • Construction must commence on the lot within 24 months of close. Once construction starts the build must be completed in 24 months.

  • Yes. MFR has the ability to design and build cabins for lot buyers. Being vertically integrated with the development allows for MFR to competitively price our cabin builds for lot buyers. If you are interested in having us design and build a cabin for you, please reach out through the website or on social media.

  • Yes. Utilities will be provided by Choctaw Electric and City Water. Utilities are estimated to be complete by the second half of 2023.

  • Most of the development is above the core of engineer’s base flood elevation, but some lots will have low spots (like creek beds and along the riverbank). We advise everyone have a base level flood survey done on their lot prior to deciding where to build a cabin on the lot.

  • If you would like to reserve a lot, you will need to provide a pre-approval letter for financing and a deposit. Lot contracts are required to close within 45 days.

  • The creek beds are seasonal and remain dry during parts of the year and have water during rainy season. The development is planning to add additional water features (ponds) and will update when the designs are finished.

  • Yes, there will be an annual HOA fee of $2,000 paid once a year. We are planning to hold the development to a high standard with top amenities / landscaping for residents that will need to be maintained.

  • Yes. We are requiring a road deposit during the close of each lot that will be held in escrow with the HOA and used to pave the roads at a future date when there is less construction occurring in the development.

  • The development will start construction on the amenities after 40 lot sales have been closed.

  • The development will have a community clubhouse, pool, playground, picnicking areas, public beach, fishing dock, boat ramp, and hiking trails. All residents will have access to multiple points of entry to the river.

  • YES! We love to fish, and this is one of the best spots in Oklahoma to do it. We will have a public fishing dock available and common river access for all residents to use.
